Modern building design may ignore key design parameters, resulting in design inefficiencies, changes and delays. These substantially increase the building’s capital costs and life cycle operating expense, energy use and carbon footprint. Seven Key Metrics can help manage outcomes throughout the design process. Description: Building design today involves many new human and environmental factors. Designers believe the modern facility must be environmentally responsible, yet owners also want them to be flexible, and cost-effective to build and operate. Workers believe workplaces should maximize productivity, minimize inconvenience, and offer the latest amenities in dining, day care, fitness centers, etc. We look to green building design programs and standards for guidance, but new research, data and findings complicate the attainment of multiple objectives. This can result in compromise, leading to higher design & construction costs, operating costs, energy use and emissions, as well as major opportunity costs to the company. A new approach is needed to balance priorities and set comprehensive targets: A rigorous, metrics-driven method to identify costly inefficiencies early in the design. Besides financial and environmental goals, the benefits can also include employee satisfaction, teamwork & productivity, recruitment & retention. Many dimensions of workplace quality are now measurable, and building scorecards optimize amenities. Total facility value can then be determined by integrating key Design Guidelines with comprehensive costs of construction, occupancy, environmental and human factors. The Seven Design Guidelines presented will help decision makers understand key space and cost drivers in the design & construction process, manage the key project contributors, and keep projects on schedule and under budget.
